Frequently asked questions

Who is eligible?

​

Small businesses & start-up businesses aimed at job creation, improved local opportunities, growth allowing everyone to start well, live well and age well through healthy sustainable buildings, working towards a net zero economy and jobs paying at least the Real Living Wage.

What are the likely uses?

​

Aimed at offices and workshops.  This may be suitable for research and development, tourism, innovation, professionals, renewable/green, digital or training, to name but a few sectors.

​

How will the units be let?

​

A long term lease with minimum 24 month term.  Start-up businesses will receive preferential rates for years 1 & 2.  The units will be let by DAD Property Ltd.  An advance payment will be required equal to 1 months rent.

​

What will the units cost per month?

​

Units 1-6 £1,100 + VAT per calendar month

Unit 7 £1,645+ VAT per calendar month

The above includes a management company fee for maintenance of the buildings, hard & soft landscaped areas.

Electricity will be metered and charged separately with a reduced tariff due to on-site generation.  Internet to be arranged separately by individual tenants.

What will business rates cost?

​

If you have one property only and a rateable value of less than £15,000 you can get small business rate relief.  This equates to 100% relief for a rateable value up to £12,000 and for £12,000 - £14,999 it will reduce on a sliding scale from 100% to 0%.

 

Can we sublet all or part of the space?

​

With prior agreement.

​

When will they be available?

​

Units will be available from April 2025, but will be marketed prior.

​

Can units be combined?

​

Units 1-6 cannot be combined horizontally.  Units 1-2 can be linked via  staircase to Units 4-5.  Units 7-8 can be combined.

​

How will units be handed over?

​

Units will be handed over un-furnished but will be ready-to-go with 2nd fix items included such as sanitaryware, kitchen, flooring, lighting and sockets.

​

Can we fit out to bespoke end-users requirements?

​

By negotiation, but will depend upon the length of lease agreed.

​

How will the site be maintained?

​

The buildings, hard and soft landscaping will be maintained by a management company.

​

How does the management company work?

​

This will be an independent company set-up to specifically manage the site.  A management fee has been included within the monthly rental cost.

​

Will parking be allocated?

​

Units will have allocated parking and dedicated visitor parking.​

Will there be cycle access to the Sustans-National Cycle Trail?

​

Yes, this scheme actively promotes Green Travel, the cycle network and footpaths provides superb accessibility  with the added health benefits.

​

Will we receive cheaper electricity and how will it be charged?

​

Due to on-site generation electricity will be supplied to tenants at a reduced tariff via a meter to each unit.

​

Will buildings be run on 100% renewable energy?

​

Yes! Electrical energy will be provided by a 100% renewable energy supplier, coupled with on-site generation.  The heating and hot water will be supplied via a ground source heat pump providing 450% efficiency.  The buildings other low energy systems are designed to keep your energy consumption/costs to a minimum.

​

What is the largest vehicle that will be able to access the complex?

​

The site has been designed to accommodate fire engines and refuse vehicles and a 16-20 tonne delivery lorry (6-8 wheeler). 

​

Will I have to have my own building and contents insurance?

​

You will only require Contents insurance as DAD Property Ltd will provide Buildings Insurance.
